Mingalar city (Urban Design)

The project site is located between Theik Pan Street and 69th Street, adjacent to the Mandalay Convention Center. Surrounded by established residential neighborhoods, the area enjoys a well-developed living environment and strong growth potential. With this development, the project aims to catalyze urban renewal in the vicinity and transform the area into a new commercial hub at the heart of the city.

Planning Vision

The master plan features two rows of shop buildings and nine apartment blocks, supported by a 5-meter-high underground level to accommodate parking and essential facilities. Through diverse spatial planning, the project offers seven shop typologies and four residential layouts, addressing the varied needs of future users.

At the core of the design is the concept of “commercial-residential synergy”. The lively shopfronts along the street are designed to activate urban flow and stimulate economic growth, while the high-rise apartments behind provide safe, comfortable, and modern living spaces. Together, they foster a dynamic urban community that integrates work, living, and leisure.
